Condo Owners Say a Hidden Hotel Fee Has Cost Them $45 Million Since 2013

Owners at the Palm Beach Marriott Singer Island, a condo-hotel where individual owners hold their units but a hotel operator runs day-to-day operations, are suing operator Urgo Hotels over a roughly $45-per-occupied-night administrative fee they say has been charged on top of other management costs since 2013.

The lawsuit claims the fee is duplicative — money owners were already paying for elsewhere — and that it has added up to an estimated $45 million in improper charges across the building's ownership. A trial date is set for early 2027, and the case is being watched as one of a growing number of disputes between individual condo owners and the hotel brands that manage their buildings.
